Gas Safety Certificates, Electrical Installation Condition Report, Energy Performance Certificates and Landlords insurance.

Landlord charges:

For experienced landlords that simply want us to use our marketing and resources to attract interest from quality tenants we will advertise the property extensively to attract interest from potential tenants, conduct viewings and negotiate terms from interested parties, reference the tenant to ensure suitability, complete the rental agreement, hold the deposit in a secure tenant deposit fund and hand the keys to the tenant on completion day at which point your contact details would be passed for ongoing communication with your tenant.

Fees payable are 75% of the first month’s rent plus VAT and a £150.00 plus VAT administration fee payable in full before the tenant takes occupation.

Example – if the fee was equal to the monthly rental of £900.00 the fee would be £675.00 plus VAT (£810.00 including VAT).



Market the property extensively to find a suitable tenant, reference the tenant to ensure suitability, complete the rental agreement, hold the deposit in a secure tenant deposit fund and administer the ongoing collection of the rent on your behalf, including chasing for late/non payment:

Initial administration fee for setting up the tenancy £150.00 plus VAT (£180 including VAT).

Monthly fee 5% plus vat for our rent collect service.

Example - monthly rental of £900.00 would cost £45.00 plus VAT (£54.00 including VAT) per month.



For ultimate peace of mind our fully managed service is provided for 10% of monthly rent plus VAT.

Initial administration fee for setting up the tenancy £150 plus VAT (£180 including VAT).

Example - monthly rental of £900.00 would cost £90.00 plus VAT (£108.00 including VAT) per month.

Remember: should you encounter problems managing your own properties or with another agent you can switch to our fully managed service at any time including mid tenancy. 


Tenancy Agreement Renewal

We use a third party inventory company that provides detailed, accurate and un-bias photographic reports in a clear, easy to understand format. The cost of an inventory is dependant on the properties size.

Example : 2 Bedroom unfurnished house £100.00 + VAT (£120.00 including VAT)
